Ladies and Gentlemen,

I have been living in this building for 6 years. Prior to moving here I lived at 3200 LSD. I also own a unit in the 3600 LSD, and I have several friends who live in various other condo buildings in the vicinity, so I have quite a few terms of comparison of how other condo buildings are run by their Boards and their management companies.

There is no other condo building I know of that is better run and managed. We never seem to experience acrimonious and litigious Board election battles as others do. We never seem to find ourselves in critical shortage of funds for desperately needed repair projects, which necessitate onerous special assessments.

We have a beautiful new lobby, the elevators are being repaired, tuckpointing is done, and careful and thoughtful planning is the MO of this Board's (and of the preceding one). We now also have a beautiful website! Steve is always available and responsive to any inquiry and, like the Board, dedicated to preserving the value and maintaining the smooth functioning of our building, and David Peña is exemplary in his professionalism and promptitude.

Reading some of the hair-raising letters circulating in other condo buildings has made me feel grateful for living here, and not in any other condo building. Our "problems" are typically owner-to-owner only -- not Board-, management company- or staff-related -- and, by comparison, amount to little more than zany touches of local color.
